Five buildings, two parcels, and a new water main
Construction started in September 2025 for developer 4 Rivers Property Group. The largest building will rise five stories; four smaller buildings will be single-story. ARCO's plan also had to make room for the water-main extension and an area set aside for public use on one of the parcels. The buildings will total 147,385 square feet.
4 Rivers chose an integrated design-build contract, putting permitting, design, and construction with ARCO. That gives the contractor responsibility for the combined-parcel plan and the water-main requirement along with the buildings. ARCO has targeted November 2026 for completion, pending plat approval. Extra Space Storage is set to run the property after it opens.

Miami-based Downrite Engineering is a separate South Florida civil contractor. It takes on lake excavation, water and sewer lines, lift stations, roads, and paving. Its company equipment records include excavators, loaders, dozers, and rollers.

The five-story building accounts for 107,394 square feet of ARCO's project. Elsewhere in Fort Lauderdale, construction began in December 2025 at Holiday Park on a 60,000-square-foot YMCA and a separate 12,000-square-foot Broward Health emergency room. They share a site near Federal Highway and NE 8th Street, but they are separate buildings. The YMCA expects to open in 2027.
